Concrete Sidewalk & Curb Repair
We repair and replace the concrete on commercial and industrial sites: sidewalks, curb and gutter, ADA ramps and dumpster pads. It's work our grounds clients add, backed by Duke Seiler's 26 years in site development, land clearing, site work and concrete.
The site visit and written estimate are free.

Trip Hazards and Cracked Sections
The sidewalk panel at the front entrance that has lifted an inch is a trip hazard for everyone who walks in. Our crew sees it on its regular visits, and the same account manager prices the fix.
For a panel that is broken, sunken or badly lifted, we remove it, fix what's under it and pour it back. Only the bad panels come out.
We fix the cause along with the panel. If water is washing out the base, the drainage gets fixed first, or the new panel will settle the same way.
Where trip hazards come from
- Tree roots lifting a panel
- Soft or washed-out ground under the slab, letting it settle
- Freeze and thaw opening a joint until one edge sits higher than the other
ADA Ramps and Detectable Warnings
Curb ramps wear out like any other concrete. We remove and replace ramps and detectable warning surfaces to the slopes and dimensions set by your design professional or the local jurisdiction.
Common ramp problems
- A lip at the bottom where the ramp meets the street or drive lane
- Cracked or settled ramp panels
- Worn, loose or missing detectable warning surfaces (the raised truncated domes at the bottom of the ramp)
Curb and Gutter
Curb takes the hits on a commercial site. We remove the damaged run and pour it back to match the existing profile and grade.
Where a gutter holds water, we set the new section to drain.
What we see on commercial sites
- Broken curb at entrance radii and island noses where trucks cut the corner
- Curb pushed out of line at the loading dock entrance
- Gutter sections that hold water instead of carrying it to the inlet
- Curb that has separated from the asphalt, letting water under the pavement
Dumpster Pads and Aprons
A dumpster pad carries a loaded truck's front axle several times a week. When the pad was poured too thin, or the apron in front of it is asphalt, it breaks up.
We replace failing dumpster pads and aprons, built for the truck that uses them.
The Experience Behind Our Concrete Work
P1 is a new company. The experience behind it is not. Duke Seiler has spent 26 years in site development, land clearing, site work and concrete.
That experience is why you can bring your curb and sidewalk repairs to the same company that maintains your grounds, instead of finding a separate concrete contractor.
Planned around the people walking on it.
Sidewalks and ramps are in use all day. Before we start, you get the sections that will close, the dates and the walking route that stays open, in writing.
We barricade fresh concrete and keep a route to your entrance open. Each section stays closed until the concrete can take traffic.
The crew already on your site.
- One account manager. Mike Dickerman handles your grounds and your concrete repairs.
- Problems found early. The crew walks your site on every visit, so a lifting panel or a cracked pad gets reported before it gets worse.
- Related work, in sequence. If the lot needs patching or restriping around the new curb, parking lot maintenance can be scheduled in the same sequence.
How We Work
- Site visit and written estimate. We list each panel, ramp, curb run and pad with its price, so you can approve all of it or only the most urgent items.
- What this service covers. Repair and replacement of sidewalks, curb and gutter, curb ramps, detectable warnings and dumpster pads.
- Accessibility. We build ramps and replace detectable warnings to the design your engineer, architect or jurisdiction provides. We don't certify ADA compliance.
- Public sidewalks. A walk in the public right-of-way may belong to the town, NCDOT or SCDOT, and may need a permit or the owner's approval before work starts.
- Size and insurance. Commercial and industrial sites of an acre or more. Fully insured, with a certificate of insurance on request.
Concrete Repair Questions
Can you fix a trip hazard without replacing the whole sidewalk?
Usually, yes. We walk the sidewalk with you and mark only the panels that are broken, sunken or lifted. Those panels come out and get poured back. The rest of the walk stays.
Do you replace ADA ramps and detectable warning surfaces?
Yes. We replace worn or damaged curb ramps and detectable warning surfaces, and fix the lip where the ramp meets the drive lane. The work follows the design your engineer, architect or local jurisdiction provides.
A truck broke our curb. How soon can you fix it?
We'll look at it, price it in writing and schedule it with you. Timing depends on the size of the repair and the weather, and we'll give you a date with the estimate.
Why does our dumpster pad keep cracking?
Usually the pad is too thin for the truck, or the apron in front of it is asphalt that breaks up under the hauler's wheels. We'll tell you which on the site visit and price a pad and apron built for the load.
Will the new concrete match the old?
New concrete is lighter than old concrete at first. We match the finish, joint pattern and curb profile, and the color evens out as it weathers.
Can concrete repairs be part of our grounds maintenance contract?
Yes. Repairs are priced separately for your approval and handled by the same account manager who looks after your grounds.
