P1 is a new company. The people behind it are not new to the work. P1 Grounds Management brings together two partners: Duke Seiler, who has spent 26 years in site development, land clearing, site work and concrete, and Mike Dickerman, who runs operations and account management.
The crew that maintains a commercial site sees it more often than anyone else. It's the first to notice the sunken sidewalk panel, the silted ditch, the pond outlet that's clogging up and the fence line that's disappearing into the trees. A typical grounds contractor can only report those problems and wait for someone else to fix them.
P1 is set up so the same company can do both. Grounds maintenance is the everyday work: mowing, trimming, beds and seasonal work on a written schedule. When the ground itself needs work, Duke's site experience is already on the team, and Mike is already the person you call.
Mike runs P1's day-to-day operations and manages client accounts. He writes up the program and visit schedule with you and stays your contact after the work starts.

Our shop is in Monroe, in Union County, NC, about a mile from the South Carolina line. From there, our crews work across the Charlotte region and northern South Carolina.
Larger projects are considered up to about 100 miles from Monroe.

P1 works only on commercial and industrial sites of an acre or more.
We work outside the building. We don't do interior cleaning, repairs or building systems.
We do the maintenance your inspection report calls for, and work with your engineer. The inspection and any certification come from them.
When a repair needs an engineered design, your engineer designs it and our crew builds it.
