Mowing is the easy part.

Any crew can cut grass. What a facility manager needs is a crew that shows up on the day it said it would, does the same work every visit, and notices the things that are about to become a problem: the sunken sidewalk panel, the silted ditch, the fence line that's starting to close in.

That's how we run grounds maintenance. Every program starts with a site visit and a written estimate that lists the work, the visit schedule and the price. After that, you deal with one account manager, Mike Dickerman, and the same crew comes back to your site.

What a Maintenance Program Includes

Each program is built around your site. Most include the work below. The written estimate says exactly which items are in yours and how often each one happens.
  1. 01Mowing. Turf at entrances, along drives, around the building and in parking islands, cut at a height set for the season.
  2. 02String trimming. Around signs, light poles, hydrants, fence posts, guardrail and building edges.
  3. 03Edging. Sidewalks, curb lines and parking islands, with clippings blown off the pavement before the crew leaves.
  4. 04Beds and mulch. Entrance and island beds weeded and mulched on the schedule in your program.
  5. 05Pruning. Shrubs kept off walks and below sightlines at drive entrances and signs.
  6. 06Open acreage and right-of-way mowing. Back acreage, detention-basin banks, fence lines and road frontage.
  7. 07Seasonal cleanups. Spring and fall cleanups, leaf removal from beds and walks, and debris pickup after storms.
  8. 08Ditch and pond checks. The crew looks at ditches, culvert inlets and pond outlets on its regular visits and tells you what it sees.

Also available: pasture and field mowing on agricultural land.

You get the visit schedule in writing.

Before the first visit, you'll have a schedule that says how often the crew comes in each season and what it does on each visit. Mowing frequency follows the growing season: more often when turf is growing fast, less often when it slows.

We time visits around how your site runs. If your shifts change at 7 a.m., we won't be trimming the employee entrance at 6:55. If trucks stack up at the docks in the afternoon, we work the truck court in the morning. Tell us at the site visit and it goes into the schedule.

The schedule also separates three kinds of work, so nothing surprises you on an invoice:

  • Routine work, done on every visit.
  • Seasonal work, done at set times of year, like aeration, overseeding and cleanups.
  • Extra work, anything outside the program, which gets its own written price first.

Open Acreage and Right-of-Way Mowing

Most commercial sites have more ground behind the building than in front of it. Back acreage, stormwater basins, perimeter buffers and the road frontage along a state highway all need mowing, and they're usually the first areas a front-of-house crew skips.

We mow them with equipment sized for open ground, on the same schedule as the rest of your site. That includes:

  • detention and retention basin banks and side slopes;
  • road frontage and rights-of-way along your property;
  • fence lines and perimeter buffers, kept clear so the fence can be seen and inspected;
  • open fields held for future expansion.

When a fence line or buffer has already grown up past what a mower can handle, our crew can clear it first and then keep it on the schedule.

Through the year

Seasonal Work Built Into the Year

A program covers the whole year, not just mowing season.

Spring

Cleanup of winter debris, bed edging and fresh mulch, and the first mows as the turf greens up.

Summer

Mowing and trimming at full growing-season frequency, with attention to dry spots, sightlines and overgrowth along fence lines.

Fall

Aeration and overseeding, and leaf removal from beds and walks.

Winter

Dormant pruning, cleanup after storms and, for grounds clients who add it, snow and ice service for walks, lots and docks.

For the fescue turf on most sites in this region, fall is the best time to fix thin areas. If your program includes overseeding, it's on the schedule for early fall. If it doesn't, we'll price it separately at the site visit.

Turf Renovation and Seeding

Bare spots, thin turf on a slope, ruts from a delivery truck and the strip of dirt left after a utility crew dug a trench all look worse every month they sit. We repair them as part of the program or as a separately priced job.

The work starts with the ground, not the seed. We loosen compacted soil, regrade where water is washing the seed away and choose seed or sod for the spot and the season. Slopes that wash out get erosion protection until the turf takes hold.

New construction is its own case. When a building turns over, the site is often left with bare slopes and construction scars. We can seed and stabilize them, then keep the site on a maintenance schedule from turnover forward. See turf renovation and seeding.

Beyond maintenance

When something needs more than maintenance, our crew can fix it.

Our crew sees your site more often than anyone else. When it finds a sunken sidewalk panel, a curb broken by a snowplow, a pond outlet choked with cattails or a washout along the drive, we tell you what we found. Then we give you a written price to fix it.

A mowing contractor usually hands that work to someone else. Our own crews do nearly all of it, backed by Duke Seiler's 26 years in site development, land clearing, site work and concrete.

How we work

How We Work

  • We maintain commercial and industrial sites of an acre or more. We don't do residential work.
  • We work outside the building. We don't do interior or building-systems work.
  • Your program and visit schedule are in writing before the first visit.
  • Work outside the program gets its own written price, and nothing starts until you approve it.
  • We maintain stormwater ponds and BMPs. Inspections and certifications come from your engineer, and we work from their report.
  • When a repair needs an engineered design, your engineer designs it and our crew builds it.
  • Storm cleanup and urgent repairs are scheduled as crews are available. We'll tell you when we can be there.
  • We're fully insured and can send a certificate of insurance with your vendor paperwork.

What's included in a P1 grounds maintenance program?

A program usually includes mowing, string trimming, edging, beds and mulch, pruning, seasonal cleanups and mowing of open acreage, basin banks and road frontage. Seasonal work like aeration and overseeding can be added. Your written estimate lists every item and how often it's done.

How often will the crew come?

It depends on the season and the site. Mowing follows the growing season, and seasonal work happens at set times of year. The exact frequency is in your written visit schedule before the first visit.

Do you mow detention basins, rights-of-way and open acreage?

Yes. Basin banks, road frontage, fence lines and open fields are part of most of our programs, mowed with equipment sized for open ground.

What happens when your crew finds something that needs repair?

We tell you what we found and send a written price to fix it. Our own crews handle most repairs, including sidewalk and curb, parking lot patching, drainage, pond outlets and overgrown fence lines.

Do you maintain stormwater ponds as part of the program?

Bank mowing and outlet checks can be part of your grounds program. Fuller pond work, like clearing outlet structures and removing woody growth, is priced as stormwater pond maintenance.

Can you start maintenance when a new building turns over?

Yes. We can handle final grading, stabilization seeding and punch-list concrete at the end of construction, then start the maintenance program when the owner takes over the site.

Can you work with our vendor paperwork and site rules?

Yes. Send us your vendor requirements before the site visit. We'll provide a certificate of insurance and complete your onboarding forms, and our crews follow your site's access and safety rules.

What size sites do you maintain?

Commercial and industrial sites of an acre or more, across Union County, NC, Mecklenburg County, NC, and Lancaster, Chesterfield and York counties in South Carolina. Larger projects are considered up to about 100 miles from our Monroe shop.
